Just north of Saskatoon sits one of the fastest-growing cities in Canada — and I’ve enjoyed helping buyers purchase homes here. Warman has a small-city feel with big-city convenience a short drive away, and it’s become a go-to for young families who want newer homes, great schools, and room to breathe.
Warman is a young community in every sense — about a third of residents are under 20, and the city has grown at a remarkable pace over the last decade. Most people who move here are after the same things: newer construction, family-friendly streets, and more home for the money than comparable Saskatoon neighbourhoods.
It’s a true commuter city — the majority of residents work in Saskatoon — but ask locals and they’ll tell you Warman doesn’t feel like a suburb. It has its own schools, its own recreation, and its own identity.
Families are well covered. Warman has public elementary options including Traditions Elementary, plus Holy Trinity Catholic School, and a community middle school — all within the Prairie Spirit School Division. Newer schools, growing enrolment, and active parent communities come with the territory in a city this young.
For a city its size, Warman’s recreation lineup punches above its weight. The Legends Centre is the hub — arena, leisure ice, gymnasiums, and fitness space — and the city maintains over 200 acres of parks and natural spaces, including Prairie Oasis Park. There’s a skate park, sports fields, and pathways woven through the neighbourhoods.
Day-to-day shopping and services are right in town, and Saskatoon’s north end — Costco, restaurants, big-box retail — is minutes down the highway.
Warman’s housing stock skews newer: two-storey family homes, bungalows, and infill in established pockets, plus condos and townhomes for lower-maintenance living. Because the city is still growing, you’ll also find new-build options that are harder to come by inside Saskatoon.
It’s a competitive market when well-priced homes hit — demand from young families is steady. If you’re considering the move, it pays to work with someone who knows both sides of the highway: how Warman prices compare to Saskatoon’s north end, which areas are closest to the schools and Legends Centre, and what to watch for with newer construction.
